- LG Refrigerator - Leaking Water
Model: LTCS20020W/00 Location: Cape Coral, FL 33904 Repair Summary Checked refrigerator for a water leaking complaint. The customer stated water had previously leaked from underneath the refrigerator but stopped after the unit was powered off and back on. Upon inspection, found the drain tube and drain passage behind the freezer evaporator cover were clear and free of ice or obstructions. Poured water into the drain and verified it flowed properly into the drain pan with no restrictions. The drain pan was holding water normally and no active leaks were found from the refrigerator. Also noted dried rust-colored water stains beneath the standalone freezer next to the refrigerator, indicating it may have leaked previously. Found condensation forming on the refrigerator suction line underneath the unit. This model does not use a condenser fan, and because it is located in a garage, the condensation is consistent with the operating environment. Verified the refrigerator is cooling properly. No repairs were required at this time.

Model: RS27T5200SR/AA Location: Lehigh Acres, FL 33971 Repair Summary Checked refrigerator for weak freezing. Upon arrival, verified the freezer was not maintaining proper temperatures. Connected HASS and performed the weak cooling test, which failed. Inspected the sealed system and immediately found a refrigerant leak at the condenser lokring connection. Performed a sealed system repair by replacing the filter drier and leaking lokring connection, then installed a compressor process tube. Pressure tested the sealed system with 350 PSI of nitrogen and verified the system held pressure with no further leaks detected. Evacuated and recharged the sealed system to factory specifications. Advised the customer to allow up to 24 hours for the refrigerator to return to normal operating temperatures. Unit checks normal.

Upon arrival, found the control lock feature enabled, preventing both the water dispenser and ice dispenser from operating. Disabled the control lock and verified both the water and ice dispensers were functioning properly. Educated the customer on the control lock feature and uploaded a video demonstrating normal operation. No further issues found. Unit checks normal.

Model: WF45R6100AC/US Location: Naples, FL 34110 Repair Summary Checked washer for a leaking water complaint. Upon arrival, found a puddle of water on the left side of the washer. Dried the water and removed the top cover for inspection. Before starting a test cycle, observed water stains on the rear of the dispenser housing. Started a cycle and immediately verified water leaking from the dispenser housing. Determined the dispenser assembly had failed and ordered the required replacement part. Returned and replaced the dispenser assembly. Tested the washer through multiple cycles and verified there were no further leaks. Removed the towels placed around the washer and confirmed no additional sources of water leakage were present. Unit checks normal.

Upon inspection, verified the unit had power and the display illuminated, but the drum would not tumble. Found the start button had failed. The customer stated the dryer is covered under a home warranty and will either contact the warranty company or replace the part themselves. No repairs were performed at this time.
- Whirlpool Refrigerator - Noisy / Leaking Water
Model: WRT541SZDZ01 Location: Cape Coral, FL 33990 Repair Summary Checked refrigerator for multiple concerns. The tenant reported the refrigerator was making a loud noise and provided a video for review. The recorded sound matched normal compressor and condenser fan operation for this model, which does not use a digital inverter compressor. No abnormal mechanical noises were found during testing. However, temperatures were elevated, with soft ice cream and partially hollow ice cubes. Verified the compressor and all fans were operating properly. Removed the rear cover and inspected the evaporator frost pattern, which was incomplete, although the unit may have been in a defrost cycle at the time of inspection. Advised the tenant to monitor temperatures over the next 4–6 hours. If the freezer temperature does not recover and the ice cream remains soft, the unit will likely require a sealed system repair. Inspected the sealed system and found no signs of oil or an accessible refrigerant leak. Also found a water leak caused by a loose refrigerator water supply connection from a previous installation. The customer pulled the range out to allow access for inspection. Found the infinite switch had failed due to damage. Replaced all infinite switches per the manufacturer service bulletin. Tested all burners after the repair and verified each burner operates properly and regulates as designed. No further issues found at this time.
- Midea Refrigerator - Leaking Water
Model: MRF18B4AST Location: Cape Coral, FL 33990 Repair Summary Checked refrigerator for water overflowing into the drain pan behind the unit. Upon arrival, the customer stated they had already cleaned the water and vacuumed out the drain pan. Upon inspection, found the French doors were out of level, preventing the center mullion from sealing properly. This created an air gap, allowing warm air to enter the fresh food compartment and causing excessive condensation on the rear wall and shelving. Dried the moisture, leveled the refrigerator, and adjusted the mullion to provide the proper clearance so it no longer dragged across the lower cabinet and sealed correctly when the doors were closed. Verified the doors and mullion now operate properly and seal as designed. Unit checks normal.

Verified the fan motor bearings have failed, causing the fan blade to wobble and create excessive noise during operation. Also found the refrigerator door was not level, leaving a gap at the upper left corner. Further inspection revealed an incorrect screw had been installed in the upper door hinge, and the threaded mounting point in the cabinet frame is stripped, preventing the hinge from being properly secured. Due to the failed condenser fan motor and the stripped cabinet hinge mounting point, the cost of repair would likely exceed the value of the refrigerator. Recommended replacement of the refrigerator, as there is no reliable repair for the damaged hinge mounting point.
